on California's Central Coast
August 28, 2008 -
LONG BEACH, Calif., – Urban Pacific Group, Inc. announced that planning has started on a new home community called Cielo – located in the city of San Luis Obispo on California’s Central Coast. The luxury homes will be located on a premier view site in downtown San Luis, with extraordinary views overlooking downtown and Cerro San Luis (aka Madonna Mountain).
Cielo, located at the intersection of Chorro and Pismo Streets, will be Urban Pacific’s first project on the Central Coast. The project includes four luxury homes, with construction expected to start in the first quarter of 2009. Sales will begin immediately, with one unit already presold. The homes will be within easy walking distance to the downtown area, located only 2 blocks from Marsh Street and 3 blocks from Higuera Street.
Chief Executive Officer Scott Choppin said that total development cost of the project is estimated at $4.5 million, with equity being provided by Urban Pacific Group. He added that the company is already in discussions to secure construction financing from a local Central Coast bank, that has previously done business with UPG.
Cielo is being developed on a parcel rising some 50’ above the normal downtown elevation, giving unparalleled views of downtown. The homes are located in an incomparable location in a city renowned for its education, environment, and world class downtown. Each home will be a two story detached home designed by award-winning Jeff Schneidereit Architects. Homes sizes range from 2,075 to 2,440 square feet and each unit consists of 2 bedrooms and 3 baths, and all units will be provided with two spaces in an enclosed garage.
Jeff Schneidereit Architects of Pismo Beach designed the project, with Urban Pacific Construction, Inc. serving as general contactor. Urban Pacific Construction, Inc. is a wholly–owned subsidiary of Urban Pacific Group and is a licensed general contractor in the states of California and Oregon.
“This site presents a once in a lifetime opportunity to build homes overlooking downtown, and as a Cal Poly graduate, I am honored to be working in San Luis,” Choppin said. “
Cielo will appeal to buyers looking for an extraordinary intown living, and expects to attract many local business owners, doctors, and attorneys to Cielo’s world-class location. The buyer profile will revolve around second home buyers, as well as, empty-nesters seeking a unique living situation. Please visit www.cielosanluisobispo.com for more information.
“We expect to see buyers from all over the Western U.S., with our predominant profile being a local buyer from the San Luis and the Central Coast region, either as a second home, or a place to retire. Our design includes a ground floor office with a separate entrance for buyers intending to operate business out of their homes.” Choppin said.
