PROJECT CONCEPT
Serenity Estates is a 236 unit detached residential project, on 75 acres, that has been developed by Urban Pacific Builders in the City of Lake Elsinore, CA. Urban Pacific is the fee owner of the site. The project is approved for 6000 square foot minimum lots, 20 acres of open space, two fully improved parks, and series multi-purposes hiking trails that lace throughout, following along natural greenscaped swales. Homes are projected to average 2600 square feet in size, and to be priced in the mid-$200,000 range. The project was fully approved, with the complete EIR certification, by the City of Lake Elsinore in August, 2003.
Urban Pacific will be jointly constructing said project with KB Home, San Diego Coastal Division, and expects construction to commence by December, 2003.

Current Status: Tract Map Approved; Federal and State Resource Agency permitting pending
Financial Status: Serenity Estates LLC, a subsidiary of Urban Pacific Builders became the legal owner of the property in September 2003. The property will be developed in a joint venture with KB Home Coastal Division, who will build out the project using KB’s revenue stream.
