Scott: The second part of the opportunistic organization structure of UTH is that on a go-forward basis, on new projects, we can look forward to an increased availability of labor, which would then have two things be benefited for our projects, relative to that. One would be an increased velocity in construction activities. But more importantly is we'll expect to see and already see, on the front edge, subcontractor pricing starting to come down.
