What is a Qualified Opportunity Zone?

A Qualified Opportunity Zone (QOZ) is a designation created by the Tax Cuts and Jobs Act of 2017 to encourage investment in economically distressed communities. The program allows investors to defer and potentially reduce capital gains taxes by investing in Qualified Opportunity Funds (QOFs), which are investment vehicles that deploy capital into businesses or real estate projects located in designated Opportunity Zones.

This future workforce housing project is located in the City of Redlands, in the San Bernardino County area of Southern California. Designed with 48-units of Urban Town House housing, the project includes 10% of the units setaside specifically for Low Income families. The design adheres to the UTH housing model, including a modern design and market standard interior finished. Each unit is comprised of 5 bedrooms, 4 bathrooms, in a 3-story townhouse format, and includes a 2-car private garage in each unit. This project, and all UTH are perfect examples of the intent of the OZ program, serving investors at the same time serving working class families.
